Occupant Requirements
 
Occupant must be at the age of 18 (eighteen) or older and must provide proof of identification with US Government issued photo identification at the execution of the Rental Agreement.  A photo copy of Occupant's same required identification will be obtained on file for future reference.  The name of the Occupant of the Rental Agreement must match the name on the required same identification.  The signature of Occupant must match the signature of Occupant's same required information. 
 
 
 
 
Billing & Payments
 
 

1.  Monthly Statements;   For a $1.00 monthly fee, a monthly statement will be mailed to the address provided by you on your Rental Agreement.  Monthly statements are mailed out of the local post office near the 25th day of the month prior to when your rent is due.  If you want a monthly statement mailed to you, please request this in writing to our office.  A monthly statement will be mailed to you each month ONLY if you make the request to our office in writing.  Alpine Self Storage does not accept responsibility for postal errors which do occur.  Please mark your calendar that your rent is due on the first day of each month and is late after the 10th of each month, regardless of whether or not you receive a statement.  Keep in mind that if you receive your mail out of state, waiting for the statement to arrive before you mail your payment could place your account at risk for delinquency.

 

2.  FREE On Line Payments:  At no cost, you may pay your rent and set up one time or recurring payments on line at http://property.onesite.realpage.com/alpineselfstorage.    The on line system is able to accept payments from your bank checking and savings accounts.  On line credit card payments are not accepted at this time.  You will need to enter your name and storage space identification as it appears in our system.  If your storage space number is less than the number ten, you will need to put a zero in front of the letter and before the number.  For example, if your space is R8, you will need to enter it as R08.  If you have difficulties, contact our office for assistance.  Note that you must have your pop-up blockers disabled in order to use the on line payment system. 

 

3.  Automatic Credit Card Withdrawals:  At no cost, you may register with the easiest payment option, the Automatic Credit Card Withdrawal (AUTOCC) payment option.  We are able to accept one time credit/check/debit card verbal requests over the phone and in person during office hours.   If you would like for your monthly rent to be deducted from the credit/check/debit card automatically each month, request an AUTOCC form from our office.  We can mail, email or fax you a form for your convenience.  The form must be completed and received in our office in order for the AUTOCC to take effect.  Verbal automatic withdrawals will not be accepted.  If the AUTOCC card holder is not the Rental Agreement Occupant, the signature and information from the cardholder as well as the occupant is needed and prompted on the AUTOCC form.

 

4.  Prepayment Discounted Option:  You may choose to prepay  your account for a discount!  Prepay for six months and receive a ½ month free.  Prepay for one year and receive one month free!  Prepaid statements are mailed to you prior to any prepaid expiration at no cost to you.   The discount applies in the last month and prepayment terms must expire on the last day of a calendar month.  If your rent begins on a day other than the first day of a calendar month, the prorated portion of that month is not included in the prepayment quote and is due in addition to the qualifying prepayment period.  Should you vacate your space prior to the prepayment expiration date, you will receive a refund for the remaining period while keeping in compliance with our move out notice to vacate policy. 

 

5.  Accepted Payment Methods:  We accept personal checks, cashiers checks and money orders.  Credit card payment forms accepted are VISA and Mastercard only.   Personal checks are not accepted for payment on delinquent accounts.  IMPORTANT:  Personal checks are processed electronically.  By submitting a payment to Alpine Self Storage with a check please be aware that you are authorizing Alpine Self Storage to use the information on your check to make a one time electronic payment from your checking account.  The electronic payment will be for the amount indicated on your check.  If you have any questions, or choose not to have your check converted into an electronic item, contact us at (970) 328-6311.   For security purposes, CASH IS NOT ACCEPTED IN OUR OFFICE.   You may convert your cash into the form of a money order at many local establishment locations close to Alpine Self Storage.

 

 

                                 Discounts

 

Discounts apply to the following groups:  Full time safety officials and senior citizens receive a 5% discount each month.  Administrative Fees will be cut in half for Town of Eagle residents.  Exisitng customers who refer new qualified customers receive a $10 referral fee.  IMPORTANT:  Only one discount qualifies per account.

 

 

                          Rent Due / Late Fees

 

Your rent will be prorated in the second occupancy month.  One full month's rent is due upon move-in, regardless of your move-in date.  Rent is due on the 1st day of each month.  A ten (10) day grace period is provided.  After the tenth of the month, rent is considered past due.  The rental space will be overlocked if the rent is past due and a $15.00 late fee applies on the 11th of the month.  If full payment is not received by the 15th of the month, an additional $10.00 late fee will be assessed for a total late fee amount of $25.00.  All articles are stored by a rental agreement and charges not having been paid for 30 days will be sold or otherwise disposed of to pay charges.

 

 

                      Vacate / Move Out Policies

 

A ten day written notice of intent to vacate is required prior to vacating your space.  Your rent will be prorated out only if you move out within the first ten days of a month.  If you vacate after the tenth of the month, you must pay the rent through the last day of that month, regardless of the vacate date.  Your lock must be removed from the door upon vacating.  All property must be removed and the space must be left in the same condition it was when you began occupancy or you will be responsible for the cost to restore its condition.   Haul any trash off the premises because we do not offer trash removal services!

 

 

                                   Trash Disposal

 

Disposal of your trash is your responsibility.  Trash receptacles are not provided, so please make prior arrangements for disposal.  Any unauthorized use of trash receptacles or items you leave behind on the property will result in a fine starting at $125.00.

 

 

                            Hazardous Materials

 

Absolutely no hazardous materials may be stored on this property!  It is a federal offense to store or leave used oil and other hazardous materials in your space or on the property.  Violators will be prosecuted.

 

 

                                   Vehicle Storage

 

 

Any vehicle, including cars, trucks, sports utility vehicles, all terrain vehicles, trailers (motorized for non-motorized), motorcycles, dirt bikes, RV's, snow mobiles, pertain to this policy.  If a vehicle is valued at $5,000 or more, special written permission by Alpine Self Storage Management must be obtained at the execution of the Rental Agreement.  The owner of the vehicle must be the Occupant of the Rental Agreement.  Vehicle must be insured to the full value of the vehicle and proof of the same must be provided to Alpine Self Storage Management at the execution of the Rental Agreement.  Vehicle must be registered in the state of Colorado and proof of same must be provided at the execution of the Rental Agreement.  Lienholder name and address must be provided in writing at the execution of the Rental Agreement.

 

                                       Children

 

Children must be supervised at all times.  Alpine Self Storage is not responsible for personal injuries.  For their protection, keep children away from the 24-hour access gate. 

 

 

                                      Protection

 

Alpine Self Storage is not responsible for loss or damage to items stored at this facility.  Stored property insurance is recommended and is available at your request.  Your property may automatically be insured  under your current renter's or homeowner's policies.  Check with your insurance agent for verification.  Alpine Self Storage does not provide security.   

 

 

                                           Locks

 

Your space must immediately be locked  at the execution of the Rental Agreement.  It is your responsibility to provide a lock(s) for your space.  Management will not accept a key or an access code to your lock unless you request service that requires management to gain access to your space.  Keyed or combination padlocks and disc locks are for sale in the Rental Office.  Disc lock key blanks are also for sale of which you may use to make duplicate keys.   If your space is found without a lock, management reserves the right to place a new lock on the space and will send the keys via registered mail to the address provided by the occupant of the Rental Agreement.  A $50.00 service fee is due for this service plus the cost of the lock.  These charges will be applied to your account.  The space will remain overlocked until the charges are paid in full. 

 

 

                                    Service Fees

 

If on site service is requested we will make a reasonable effort to respond to your request in a timely manner during office hours.  A $50.00 service fee will apply.  We can provide lock replacement service during office hours if you provide a 24 hour notice.  Should you need lock replacement service, you will have to pay the $50.00 service fee plus the cost of the lock in advance, agree to and sign our policy document pertaining to this service.  Inquire about the lock replacement service as needed.  Management reserves the right to refuse service to anyone. 

 

 

                             24 Hour Access Gate

 

Access to your space is provided 24 hours a day, 7 days a week with a registered access code.  The 24-hour access gate is located at the south Sawatch Road entrance to the property.  Drive up to the key pad and enter the code.  The gate will open for 30 seconds as you enter and will close behind you after you pass.  Upon exiting the property, the gate will open when your vehicle is within 10 feet of the gate and will close behind you.  If you are attempting to exit while on a motorcycle, the system may not detect your vehicle and may not open.  Should this be the case, use the keypad located just before the gate exit on the building on the left side.  Enter your code there and the gate will open.   Please consider it is a realistic possibility that the gate can malfunction

at anytime.  For this reason, do not remain stationary in your vehicle or otherwise in the gates passage way.  Doing this may cause property damage, injury or death. 

 

                   Change of Personal Information

 

As stated in the Rental Agreement, you are required to notify Alpine Self Storage of any update or change of address, telephone number(s) or other persons authorized access in writing, with your signature and the effective date of change.
